Reini Homes builds custom homes in Greenville’s close-in neighborhoods — five in Parkins Mill Village alone, plus two more in the surrounding neighborhoods. We’re a family-owned builder, licensed in South Carolina for 30 years, and every build is a joint effort between Benjamin Reini’s experience and his sons’ next-generation approach — so the people you meet at the start are the people building your house.
If you’ve found a lot near downtown, or a house worth taking down to build the one you actually want, this page is what we’d tell you on the phone.
A downtown lot is a different job from five acres in the country. The land costs more, there’s less of it, and more people have a say in what goes on it. None of that is a problem if you’ve done it before.
The lots are tight. Our Grove Road build sits on the tightest lot we’ve ever built on — the kind where setbacks decide the floor plan, the neighbors are twenty feet away, and a concrete truck has one way in. Parkins Mill Village lots aren’t much bigger. Designing for the lot you actually have, instead of the one you wish you had, is most of the work.
Neighborhoods have standards. Parkins Mill Village has an HOA with its own review, and the established neighborhoods care how a new house sits on the street. We’ve been through that review five times. We prepare a complete package so it passes the first time.
City permits are their own process. Inside the Greenville city limits, permitting and inspections run through the city rather than the county, with their own requirements and more restrictions than you’ll find out in the county. We build the schedule around it from day one.
Parkins Mill Village — five custom homes. An established close-in neighborhood minutes from downtown and right by the hospital — which is why several of these were built for physicians who wanted a short drive to work and a quiet street to come home to. The five range from about 2,000 to 3,000 square feet on tight neighborhood lots, each designed to fit its street and approved through the Village HOA review. They look like they belong there, and like each other, on purpose. If you’re looking at a lot in Parkins Mill Village, we’ve already built next door.
Parkins Mill — one custom home on Gossamer. Not to be confused with the Village: Parkins Mill proper, with bigger lots and bigger houses. This one is 4,000 square feet, built for a Greenville realtor — someone who sees a lot of houses and knew exactly what he wanted. One of those things was a pool, and the lot left no way to get one into the backyard, so we craned it over the house. That is the kind of problem a downtown lot hands you, and the kind we solve.
Grove Road — one custom home. The tightest lot we have ever built on, with more restrictions than any of the others — setbacks on every side, a narrow footprint, and city rules to design around. The clients wanted to be close to everything downtown, and they wanted the house to look like them, so every exterior and interior color was their call. We fit a full custom home on that lot without making it feel like a compromise. If your lot is small, this is the one to come see.
The person who builds downtown wants the city, not a retreat from it. Dinner on Main Street without a drive. Falls Park and the Swamp Rabbit Trail on a Saturday morning. Work, school, the airport and the hospital all a few minutes away — several of our Parkins Mill Village clients are physicians who wanted to be home in ten minutes. They want a house that’s as considered as anything in the country, on a lot where they can walk to everything — and they want it built right, because they’re not moving again.
High-end living in a safe city with more to do every year — and still close enough to leave it. Half an hour north and you’re in the mountains; half an hour west and you’re on the lake. That’s the whole case for Greenville: a real downtown, and real country twenty minutes from it. People moving here from Charlotte, Atlanta and Florida figure it out fast. Greenville is on almost all of the top must-move lists; that speaks for itself.
We’re meticulous, we’re personally involved, and we’ve been doing this for more than 30 years. Every Reini build is a joint effort: Benjamin’s three decades of experience and the fresh eyes of his sons, Dexter and Ty, who bring current methods, current materials, and the energy to run a job hard. You get the judgment of a builder who’s seen everything and the drive of the next generation who intends to be building here for the next thirty years. Your build doesn’t get handed off to a superintendent you’ve never met. It stays with the family whose name is on the truck.
Or a house you’re thinking about taking down? Let’s walk it. We’ll talk through the setbacks, the neighborhood review and what you want the house to feel like — before you commit to anything.
